Wet surface boundary condition

Hi, I am trying to implement the Moisture Transport in Air module in COMSOL 5.3a to simulate evaporation of water. As a starting point, I have a rectangular domain with insulated side walls, specified moisture content on the top boundary, and wet surface condition on the bottom boundary. As mentioned in the Equation section, the wet boundary condition models moisture flux as with the evaporation constant K being a user input. I am trying to understand what is. Is it the concentration determined by the temperature and pressure of the moist air medium or the concentration at the top boundary, or something else? Thank you!
